At Fall Real Estate we commence our screening process right from the point of the first contact with the prospective tenant. Upon receiving an application we are checking that all appropriate questions have been answered and the identification is authentic. All references are checked and verified. Our team asks the types of questions that will help determine the authenticity of the references.

You will have the final say. Our team will make recommendations, but in the end, the decision is yours. We have written more about choosing a tenant here.

We have eight office locations in Greater Hobart and carry mobile phones that allow us to check our emails at any time. We also have our office phones diverted after hours so that one of our team can always be contacted in case of an emergency.

Prior to the commencement of the tenancy, we complete an extensive written report detailing the overall condition and features of the property. We also take numerous photos to support this report which we keep on file so we can refer back to them at the end of the tenancy.

A bond of four week’s rent will be collected from the tenant prior to them receiving keys for the property. This bond is lodged with the Residential Deposit Authority.

The tenants are also required to pay two weeks' rent upfront and maintain rental payments on time throughout their tenancy. Rental payments are monitored daily and measures are taken to recover any overdue payments.

We update our own website and social media regularly and subscribe to all other major sites.

Yes, we do conduct routine inspections in line with the current legislation. You will be sent a detailed report. It is important that you read this report in case there is preventative maintenance that the property manager has identified.

You can choose to be paid once or twice a month with payments made on the 1st and 15th of the month, or the next working day when this falls over a weekend or public holiday.

We can also pay any outgoings such as council, body corporate, or water rates if required. Statements and invoices can be emailed to you at any time, anywhere in the world.

Two property managers who work together will be assigned to your property, they will liaise with you so that you always know who to speak to. They are supported by the Fall Property Management Team who are trained to work in all areas of property management. 

They all play a part in the leasing and management of your property, from handling enquiries at reception to processing accounts and applications, leasing and inspecting your property. We have over 25 property portfolio managers and specialised support staff to ensure your property is always monitored and cared for. We are all part of one team (unlike franchise networks which are often in direct competition with each other).

These are available online in a specialised owner portal for 24/7 access. Alternatively, your property manager can provide them to you.
