Where is Fall Real Estate Property Management?
We have 8 offices across Greater Hobart. This means you never have to travel far when you want to speak with one of us in person or need to drop something off to us. Our 8 offices work together so even if your rental property is in Blackmans bay but you live at Midway point, you can use the office local to you.

How do you go about choosing the right tenant for my property?
At Fall Real Estate we commence our screening process right from the point of the first contact with the prospective tenant. Upon receiving an application we are checking that all appropriate questions have been answered and the identification is authentic. We also ask our applicants to provide us with a current credit check, three character references as well as some form of income proof and rental references where applicable. Our team asks the types of questions that will help determine the authenticity of the references.
What choices do I have in choosing the tenant?
You will have the final say. Our team will make recommendations, but in the end, the decision is yours.
How accessible are you?
We have eight office locations in Greater Hobart and carry mobile phones that allow us to check our emails at any time. We also have our office phones diverted after hours so that one of our team can always be contacted in case of an emergency.
What measures do you take to protect my property?
Prior to the commencement and termination of the tenancy, we complete an extensive condition report detailing the overall condition and features of the property. We also take a number of photos to back this up and use these to compare the before and after the condition of the property. A bond of four week’s rent will also be lodged with the Residential Deposit Authority collected from the tenants prior to handing out keys. The tenants are also required to pay two weeks rent upfront and maintain rental payments on time throughout their tenancy. Rental payments are constantly monitored and measures are taken to recover any overdue payments at all times.
How will you promote my property for rent?
Research shows that many tenants search for their property on the internet. We update our own site - fall.com.au regularly and subscribe to other major sites including:
We also run weekly ads in The Mercury which detail your property and provide where appropriate open times for showing. This also helps us to keep an eye on your property during any vacant times. If a prospective tenant wishes to have a private appointment we will do our best to accommodate their schedule where possible. Rental lists are displayed in our offices for viewing and distribution. We do not hand out keys to prospective tenants to inspect your valuable property.
Do you conduct routine inspections?
Yes. We arrange to go to your property early in a new tenancy to see how the new tenants are going. From then on we carry out inspections every three months. You will be provided with a report detailing condition of your property both internally and externally. Any maintenance required is usually detailed to you at this time. We can arrange maintenance for you with one of our recommended contacts or you may choose to use your own contacts.
How often can I be paid?
We run statements twice a month. You can choose to be paid once or twice a month with payments made on 1st and 15th of the month or the next working day when this falls over a weekend or public holiday. We can also pay any outgoings such as council, body corporate or water rates if required. Statements and invoices can be emailed to you at any time, anywhere in the world.
Who will be looking after my property?
Two property managers who work in tandem will be assigned to your property, they will liaise with you so that you always know who to speak to. They are backed up by the Fall Property Management Team who are trained to work in all areas of property management should someone be away for any reason. They all play a part in the leasing and management of your property, from handling enquiries at reception to processing accounts and applications, leasing and inspecting your property. We have 14 Property Managers and many specialised support staff to ensure your property is always monitored and cared for. We are all part of one team (unlike franchise networks which are often in direct competition with each other).
